  • How close will you get to my asking price?
    • If priced correctly we should come within 3% of the asking price.
       
  • Why am I responsible for closing costs?
    • In Wisconsin, the seller is responsible for providing a “marketable” title.
    • The Warranty Deed is the “guarantee” by the seller to the buyer that the property is free and clear of any liens or the possibility of future liens. It also is the document that shows the seller has the right to sell the property, either through ownership or as a personal representative, etc.
       
  • Do I have to have an open house?
    • The key to selling your home is getting enough exposure.
    • An open house is very important, your best advertisement will come by “word of mouth.”
    • History shows that an ad in a newspaper will not give you as much exposure as a flyer or invitation to your neighborhood.
       
  • I won’t allow any showings without a 24 hour notice!
    • The key to selling your home quickly is to get as many people into the home as possible. Flexibility on the part of the seller is important. The buyer for your home may be at your door step with a realtor, if you turn them away because of a short notice, they may buy something else. Too long on the market, and a stigma is attached to the home. People begin to think that something has to be “wrong” with that house.
       
  • What is a Market Analysis?
    • A market analysis is a study of properties recently sold in the same general area as the property.
    • Market value is the price a buyer is willing to pay for a property and the price the seller is willing to sell the property for. An auction is a good source of market value.
    • When listing a property, the realtor will evaluate the list price of the sold properties and what the properties have actually sold for. We will try to get within 3% of the list price. If the property is priced right, this should be accomplished.
    • Are your property taxes a good source for Market Value? Depending on how recent the last evaluation was done, in most cases, this is a good source. But in some areas, depending on the number of quality homes available, this may not be true.
       
  • Why should I offer a Home Warranty when I sell my home?
    • You receive free coverage during your listing period.
      Maximum free coverage is 12 months. Fee coverage is not available in all states. The seller pays nothing if the home does not sell, even if service requests have been paid.
       
    • A warranty can help you sell your home more quickly.
    • Homes that are marketed with a home warranty typically sell at a higher price.
    • Homes that include warranties attract more buyers than similar homes without a warranty.
    • Home warranties reduce your liability after the sale.
    • Depending on the coverage desired a single family home will cost approximately $395.00
       
  • What are the expenses for possible inspections/testing?
    • Most often at the seller’s expense:
      • Well System Inspection
      • Safe Water Test
      • Septic Inspection/Pumping of System
    • Most often at the buyer’s expense:
      • Whole Home Inspection
      • Lead Based Paint Testing
      • Radon Testing
    • The expense of these items can be negotiated.
       
  • What are the Seller’s Closing Costs?
    • Title Policy ($1073 for a $240,000 sale)
    • Recording Fees ($11.00)
      • Register of Deeds
    • Attorney fees ($75.00)
      • Warranty deed and Transfer Return Form
    • Commission to realtor (6% of $240,000=$14,400)
    • Closing Service Fee ($60.00)
    • Assessment Letter ($35.00)
    • Property tax to the day before closing
    • Utilities to the day before closing
